How Can JLA Help with Design Services?

Concept Design Scope:

  • Task 1. Preparing buildings concept design including outline proposals for all buildings components. Outlining specifications and preliminary buildings design cost information along with relevant design strategies in accordance with buildings design programme. Agree alterations to brief and issue final design brief.
  • Task 2. Completion of buildings design roles table and team selection.
  • Task 3. Reviewing buildings design programme.
  • Task 4. Planning approval application submittal.
  • Task 5. Preparing sustainability requirements, maintenance, operational, handover, risk assessments, health and safety strategies. Reviewing and updating buildings overall execution plan. Considering buildings overall components and construction strategy including offsite fabrication.
  • Task 6. Confirmation that sustainability pre-assessment has been undertaken including the agreement on any un-avoided deviations.

Developed Design Scope:

  • Task 1. Preparing buildings developed design including coordinated and updated outline proposals for all buildings components. Confirming specifications and semi-final Buildings cost information along with semi-final design strategies in accordance with buildings programme.
  • Task 2. Updating of buildings design roles table and team selection.
  • Task 3. Updating buildings design programme.
  • Task 4. Planning approval application re-submittal.
  • Task 5. Reviewing and updating of sustainability requirements, maintenance, operational, handover, risk assessments, health and safety strategies. Reviewing and updating buildings overall components execution plan, including change control procedures. Considering project overall components construction, health and safety strategies.
  • Task 6. Carrying out a full sustainability assessment including approvals on un-avoided deviations.

Technical Design scope:

  • Task 1. Preparing buildings technical design in accordance with buildings design responsibility matrix and strategies to include all scheme components information, specialist subcontractor design and specifications, in accordance with buildings design programme.
  • Task 2. Updating of buildings design roles table and team selection.
  • Task 3. Updating Buildings Design programme.
  • Task 4. Obtaining planning application approvals.
  • Task 5. Reviewing and updating of sustainability requirements, maintenance, operational, handover, risk assessments, health and safety strategies. Reviewing and updating project overall components execution plan, including change control procedures. Considering project overall components construction, health and safety strategies.
  • Task 6. Completing sustainability assessment including approvals on un-avoided deviations.

Tender Support and IFC Documents:

  • Task 1. Value engineering opportunities register.
  • Task 2. Risk register and mitigation strategies report.
  • Requirements defining the method of work and organisation of the contractor.
  • Task 3. Detailed BOQ including schedule of rates to obtain competitive lump sum tenders.
  • Task 4. Finalised design drawings organised in packages to suit approvals and construction methodology.
